Renovation decisions that will increase the value of your home

Updated: May 21, 2020

Choosing which areas of your home to remodel or update can be a tough decision! We’ve created a detailed overview of the 4 areas we recommend tackling to increase your home value; kitchen, bathroom, flooring, exterior. We'd love to discuss your next project(s), give us a call so we can help you weigh your options!

1. Bathroom renovations:

Bathroom renovations can not only greatly uplift the value of your home but by evaluating your space Pineapple Renovations can help you determine what may be the best use of the square footage you have. For example, how big of a vanity can you fit in the space without feeling overcrowded. Is there an extra closet or hallway that could be converted to a bathroom?! Adding an additional bathroom to your home could turn your 3 bedroom, 1 bath home to a 3 bedrooms, 1 3/4 bath home which has the potential to add 5k-15k to your home value. Keeping the fixtures, countertops, and cabinets consistent with your kitchen will tie your design throughout your home.

2. Kitchen renovations

Our daily lives are anchored around our kitchens which is why it’s one of the first things people find appealing when searching for a new home. Kitchen renovations are also one of the largest undertakings for a homeowner if their kitchen has become outdated. We’d like to breakdown that undertaking into four areas you can upgrade regardless of budget:

Cabinets: kitchen trends have shifted from wood stained cabinets to crisp white! White kitchens are appealing because they are clean, bright, and look more spacious.

Countertops: quartz countertops are more durable and don’t stain or age like the popular trends of marble and granite.

Backsplash: depending on the current state of your backsplash doing away with a mosaic tile can instantly update your kitchen, a basic subway tile or even beadboard or shiplap can modernize your design while still translating to various design styles.

Knobs/Pulls: you’d be surprised how many kitchens don’t have any! Knobs or pulls add the finishing touch to a kitchen, specifically ones that match in color and style. Keeping the knobs, pulls, and faucet consistent elevate the overall design without breaking the bank.

3. Flooring:

Whether you have hardwoods, tile, laminants, or luxury vinyl plank (LVP) Pineapple Renovations can help determine the best options for your design and budget needs.

Hardwoods: refinishing your wood floors can add value to your home while also being less expensive than swapping out. Refinishing your hardwoods will likely be more time consuming when factoring furniture removal, labor, and dry time. However, wood floors are a huge bonus for homeowners and home buyers. Selecting a dark or light stain can easily freshen and modernize your home. Darker stain colors can also conceal imperfections and scratches that come with age, pets, and children!

Tile: tile can be expensive but is a great way to freshen and upgrade your kitchen, bathroom, or laundry room. Patterned tile can make a great statement in your home but can also become outdated over time. Timeless tile options that fit the style of your home may make more sense from a home value perspective.

Laminants: a less expensive option that can be done quicker, while still giving you a “hardwood” look and feel.

Luxury Vinyl Plank (LVP): much like laminants, LVP is a click together floating floor that has design options to replicate tile and hardwood looks. The pros of LVP over laminant are that they are cleaner to install, are more durable, and are 100% waterproof.

4. Home exterior and curb appeal

The outside of your home is the first thing you, your visitors, and homebuyers see! The exterior of your home is incredibly important to the value of your home as well as an indicator of its quality and maintenance.

Siding: damaged, cracked, and chipped paint immediately show the wear and age of your home. Updating and/or painting your siding is probably one of the most expensive upgrades for your home but one of the most important because it’s protecting your home from the elements and is a huge factor in a homebuyers decision.

Roof: similar to siding, a bad roof can be an immediate reason your home value decreases. Neglecting a roof that needs to be replaced could lead to major water damage in the Pacific Northwest that could actually lead to even more expensive repair needs.

Landscaping: trimmed shrubs, weed-free flower beds, and clean gutters give a solid first impression to visitors and homebuyers and are very inexpensive to execute!
